What the law requires

Sprinkler systems fall under the same duty to maintain fire-fighting equipment set out in the Regulatory Reform (Fire Safety) Order 2005. BS EN 12845 sets the inspection and test regime, and most insurers additionally expect the system to be maintained and certified in line with LPC rules to keep cover valid.

Who does the weekly flow and valve check?

Usually a duty holder on site, using the checklist we supply. The quarterly engineer visit confirms it's been kept up and picks up anything a visual check would miss.

Will this satisfy our insurer?

Records are kept to BS EN 12845 and LPC expectations, in the format an insurer typically asks for at renewal. Where a policy names specific requirements, tell us and we'll match the register to them.
