What hospitality and leisure sites need

A hotel, pub, restaurant or gym runs 24 hours in some form, with guests or members on site through most of it. Kitchen extract is a fire risk in its own right and needs regular deep cleaning and inspection, quite apart from the appliances themselves.

Hotels and any site with hot and cold water systems carry a Legionella risk, assessed and managed under HSG274, the HSE's guidance supporting the L8 Approved Code of Practice. Guest-facing lighting and air conditioning are part of the experience, not just building services — a broken air handling unit in July is a complaint, not a work order. Brand standards often sit on top of statutory compliance, and both have to be evidenced.

Compliance in an occupied, 24-hour building

Fire risk assessments under the Regulatory Reform (Fire Safety) Order 2005 account for guests unfamiliar with the building. Kitchen extract and fire alarm servicing follow BS 5839-1 on a six-monthly cycle. Legionella risk assessment and water hygiene management follow HSG274 and the L8 ACOP.

Electrical installations are inspected to BS 7671, with an EICR on the standard commercial cycle. Portable appliances are tested under PAT across kitchen, bar and back-of-house equipment.

How fast is a call-out for a kitchen or plant failure?

Kitchen extract, refrigeration and plant faults are treated as high priority given the impact on service. Response times are agreed in your contract.

Can you handle lighting and fit-out for a refurbishment?

Yes. Hospitality lighting and fit-out sit under the same contract, so a room or venue refresh can be planned and delivered alongside ongoing maintenance.
