Why it matters
Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person must keep means of escape, including fire doors, in efficient working order. BS 8214 sets out how a fire door assembly should be installed and maintained. Where a building is multi-occupied residential over 11m, the Fire Safety (England) Regulations 2022 also require quarterly checks of fire doors in communal areas — we apply that schedule only where it's relevant to the building.

How it fits a multi-site contract
Fire door servicing usually sits alongside the fire alarm and extinguisher visit, so one engineer walks the building once rather than three times. Where the building is residential and quarterly checks apply, those visits run on their own cycle within the same contract.
Common questions.
Do the quarterly checks apply to our building?
Only where the building is multi-occupied residential over 11m, under the Fire Safety (England) Regulations 2022. For other buildings the standard inspection schedule to BS 8214 applies, and we'll confirm which regime fits during onboarding.
What if a door has been painted or altered since installation?
That's one of the most common findings. Alterations can break the certified assembly, and the report flags it so you know before it becomes an issue at audit.
Can you replace a door that fails inspection?
Yes, either through the fixed-price repair route or, where the assembly needs full replacement, through a joinery visit under the same contract.
