Fewer surprises. Fewer invoices.
One planned maintenance contract across fire & safety, electrical, security & access, and mechanical & fabric. One schedule for every site, one report, one number to call.

Maintenance that happens before the fault does.
A planned maintenance contract with ILUX puts every trade on a single programme. We survey every site, log every asset and build one visit schedule that keeps each trade within its service interval. Every visit produces a report and, where one applies, a certificate, in your client portal the same day.
What you get
- A site-by-site asset register, built from our own survey
- One maintenance calendar covering every trade and every site
- Service intervals matched to the relevant British Standard
- Certificates and reports uploaded to your portal after each visit
- Defects flagged with a photo, a priority and a fixed price to put right
- One account manager, one monthly invoice, one number to ring
Planned servicing is how you stay compliant.
Fire alarm, emergency lighting, extinguisher and fixed-wire servicing all produce the evidence an inspector or insurer asks for. We keep that evidence in one place, in date, for every site.
Recent work
ILUX holds the lighting and emergency lighting maintenance contract for the FatFace estate: 200+ stores across the UK, Ireland and the Channel Islands, brought back to brand standard and moved from four planned lighting visits a year to none as reliability improved. Read the case study.

How a contract starts.
Three steps from first conversation to live reporting. No long onboarding, no gap in cover while you switch.
Site survey
We walk every site, log every asset and flag anything already out of date or non-compliant.
One plan
A single schedule and a single budget across trades, sites and regions, agreed before anything starts.
Live reporting
Certificates, job history and response data in your client portal from the first visit onwards.
Common questions.
Can we keep our existing contractors for some trades?
Yes. Plenty of clients start with two or three trades and move the rest across at renewal. The schedule and reporting work the same whether we cover one trade or all of them.
What happens when a planned visit finds a fault?
The engineer logs it with a photo and a priority, and you get a fixed price to put it right. Anything that's a safety risk is made safe on the day; nothing else is done without your say-so.
Do you cover sites outside England?
We cover the whole of the UK. Response times vary by region and are agreed in the contract; see response times & coverage.
How is a planned contract priced?
By asset and by visit, from the survey. You see the price per site before you commit, and the monthly invoice is the same each month unless you add sites or services.
One partner for every site.
Tell us how many sites you run and who looks after them today. An account manager will come back to you within one working day.
