Why it matters

A hotel, pub or restaurant fit out rarely gets the luxury of an empty building. Kitchens need extract, gas interlock and fire suppression signed off before they can be used, bars and guest rooms need to reopen on a set date, and most of it happens while another part of the site keeps trading. Sequencing the work matters as much as the work itself.

ILUX plans the fit out around what stays open, so guest rooms, bars and kitchens come back online in the order the business needs them.

What's included

  • Kitchen fit out: extract, gas interlock and fire suppression coordinated with the wider works
  • Bar fit out including electrical, data and drainage first fix
  • Guest room refurbishment run floor by floor or block by block
  • Electrical first and second fix to BS 7671, with certification issued at handover
  • Phased programme so unaffected areas keep trading throughout
  • Snagging closed out before each phase is handed back

Kitchen extract and suppression work is coordinated with the gas and fire systems already in place; the fit out doesn't proceed until interlocks are tested and working.

Coordination

A hospitality fit out has more trades on site at once than most projects.

Kitchen, electrical, gas and fire trades all need to land in the right order without shutting the whole building. See how we sequence that on a live site.

Multi-trade coordination

Phased works while trading

Most hospitality fit outs run in phases: one floor of rooms, one bar, one kitchen line at a time, with the rest of the property open as normal. The programme sets out which areas are affected and when, agreed with the operator before work starts.

Common questions.

Can the rest of the hotel or pub stay open during works?

Usually yes. The programme is phased so only the area under works is affected, agreed with your operations team before we start.

Who signs off the gas interlock and fire suppression?

These are tested and certified as part of the kitchen fit out before the kitchen goes back into use, coordinated with your existing systems on site.

Do you work to the operator's own specification?

Yes, where one exists. Otherwise we work from brand or landlord standards and agree the specification with you before works start.

Can you run a refurbishment programme across a hotel group?

Yes, floor by floor or property by property, under project management.
