Office refurbishments

Refurbishment works phased around an occupied building, so people keep working while the space around them is rebuilt.

Why it matters

Most office refurbishments happen while the business keeps working. That means the programme has to be phased by floor or area, with noisy or disruptive work moved out of hours where possible, and welfare and fire safety for occupants maintained throughout. Under CDM 2015, duties for planning and managing health and safety on the project sit with the relevant duty holders, and we work to those from the outset.

ILUX phases the works so occupied areas stay usable and safe while the rest of the floor is refurbished.

What's included

  • Phased programme built around which areas stay occupied and when
  • Out-of-hours or weekend working for disruptive works where needed
  • Electrical first and second fix to BS 7671, certified at handover
  • Temporary segregation and fire safety measures maintained during the works
  • Data and comms cabling upgraded or extended alongside the refurbishment
  • CDM 2015 duties managed for the project, with the paperwork to show it

Each phase is snagged and signed off before the next area starts, so problems don't compound as the programme moves through the building.

Coordination

A phased refurbishment still needs one point of contact.

Several trades moving through a live building need one programme to work to. See how the project is managed from start to handover.

Project management

Keeping the office running

Meeting rooms, welfare facilities and IT connectivity are kept live throughout wherever the phasing allows, so the refurbishment is felt as an inconvenience, not a shutdown.

Common questions.

Can you refurbish one floor while others stay in use?

Yes, that's the usual model. The programme is phased by floor or area to keep the rest of the building working.

Who manages CDM duties on the project?

We manage the CDM 2015 duties that apply to our role on the project, working alongside whoever holds the client duties.

Can disruptive work be done outside office hours?

Yes, noisy or dusty work is routinely scheduled out of hours or at weekends to protect the working day.

Refurbished, without a shutdown.

Tell us your floor plan and occupancy and we'll show you how a phased programme would run.
